Within a few months of each other, three announcements landed that will shape commercial construction across the metro for years: a new corporate headquarters coming to Johnston, a once-in-a-generation redevelopment taking shape in West Des Moines, and an airport expansion gathering speed in Newton. Each one creates opportunities — and questions — for the businesses around it.

1. Vylor’s Headquarters Lands in Johnston

When Corteva Agriscience announced that Vylor — its planned seed and crop-technology spinoff — will be headquartered on the existing Johnston campus, it confirmed something central Iowa has been building toward for years: this region is a national center of gravity for ag-bioscience.

A headquarters decision like this ripples outward. It isn’t just the campus itself — it’s the suppliers, research partners, and service firms that grow alongside an anchor company, and the facilities they all need: modernized offices, laboratory and testing space, and interior build-outs that turn ordinary buildings into technical workplaces. Johnston, Ankeny, and the wider Cultivation Corridor are where much of that demand will land.

What it means for you: if your company serves or partners with the ag-bioscience economy, the time to think about your facility is before the wave, not during it. 2. Valley West’s Next Chapter — and the Relocation Wave Already Underway

West Des Moines has committed up to $110 million in incentives toward redeveloping the Valley West Mall site into a walkable district of housing, entertainment, offices, and trails. Full build-out is expected to take a decade or more — but the construction story that matters right now is happening outside the mall’s walls.

Tenants are relocating across the metro, and every relocation is a construction project on a lease deadline: a space to fit out, a kitchen to build, a storefront to open on time. In retail, the schedule is part of the product — miss the opening date, and the best finishes in the world don’t make up for it.

Newton Municipal Airport’s Southeast Apron Expansion — backed by a state grant and federal airport improvement funding — is modest in dollars but meaningful in direction. Growing traffic, driven in part by events at Iowa Speedway, means more based aircraft, more corporate flights, and more demand for the buildings that support them: private and corporate hangars, maintenance facilities, and aviation-adjacent commercial space.
